What exactly is an O&M manual, and why does my client need one? +
An Operations & Maintenance (O&M) manual is a handover document that tells the building owner how to operate, maintain, and service all the mechanical systems you've installed. It includes equipment datasheets, maintenance schedules, commissioning records, and warranty information. Most main contractors and housing developers now require one as a condition of practical completion — and BSRIA BG79/2020 is increasingly specified in contracts as the benchmark it must meet.
What information do I need to send you? +
Just the project name and site address, an equipment list (make, model, and quantity for each item — a simple written list is fine), and your pressure test photos and commissioning certs. That's it. Everything else — sourcing datasheets, writing up maintenance requirements, formatting the document — we handle.
How long does it take to get my manual back? +
The standard turnaround is 48 hours from when we receive your complete information. If you have an urgent closeout, our Priority service delivers in 24 hours with a same-day start. We don't miss turnaround commitments — if there's any issue, we'll tell you immediately.
What format do I receive the manual in? +
You'll receive a PDF delivered via a shareable link, ready to hand straight to your client or main contractor. If you need a printed, bound copy posted to you or directly to the client's site, we can organise that too — just let us know when you submit your job. Allow 1–2 days for postage.
Is the manual BSRIA BG79/2020 compliant? +
Yes. Every manual we produce is aligned with BSRIA BG79/2020, which is the current industry standard for handover documentation in the UK and Ireland. This means it will pass the documentation requirements on any standard construction contract without back-and-forth.
Do you cover heat pumps, UFH, MVHR, and renewables? +
Yes — that's our core specialism. We work with all the systems common to Irish residential and light commercial mechanical installations: air-to-water heat pumps (monobloc and split/bi-bloc), hot water heat pumps, underfloor heating, steel radiators, MVHR systems, CMEV, and solar PV/thermal. If you install it, we can document it.
What if I don't have all the datasheets myself? +
That's actually one of the main reasons contractors use us. We source every manufacturer datasheet for every product on your equipment list — you don't need to find a single one. If a product is discontinued or obscure, we track it down. If we genuinely can't source one, we'll tell you and discuss alternatives.
What's the difference between Standard and Priority? +
Standard (€150) delivers your manual as a PDF within 48 hours. Priority (€250) gives you a 24-hour turnaround with a guaranteed same-day start — useful for urgent site closeouts or when the main contractor is pressing for the docs. Both include everything: professional cover, full equipment schedule, all datasheets, maintenance schedule, and your certs.
Do you do volume pricing for contractors with regular work? +
Yes. If you're producing several manuals a month, we offer reduced per-manual rates, priority turnaround as standard, a consistent format across all your jobs, and monthly invoicing. Get in touch at info@handover.ie to discuss what works for your volume.
Do I need a contract or subscription? +
No. We work on a per-manual basis. No contracts, no subscriptions, no minimum orders. Pay per job, only when you need us.
What if I'm not happy with the manual? +
We'll fix it. If anything in your manual is wrong or missing, send it back to us and we'll correct it at no extra charge. Our job isn't done until you have a document you're happy to put your name on.
Can you print and post the manual directly to my client? +
Yes. Just let us know when you submit the job. We print, bind, and post the manual — to you, your client, or directly to site. Printing is an add-on to the Standard or Priority price. Allow 1–2 days for postage.
Do you cover commercial projects, not just residential? +
Yes. We handle residential houses and apartments as well as light commercial projects — creches, HSE buildings, schools, offices. For larger or more complex commercial projects, contact us to discuss requirements before submitting.
Is my project information kept confidential? +
Yes. We treat all project information as commercially confidential. We don't share client details, site addresses, or equipment information with any third party. If you require a formal NDA for your projects, let us know.
Can you update my CAD as-built drawings? +
Yes — this is an additional service we offer. Send us your rough mark-ups (sketches, annotated PDFs, or photos of hand-drawn changes) and we'll produce clean, updated as-built drawings ready for inclusion in your handover pack.
